As a locksmith, it startles me the things that homeowners allow to pass for security. Even more startling is what they will permit to pass for protection on their rental property. Yet, we would never deliberately put anyone else in danger. Least of all someone who is depending on us to provide for their security. A landlord, though, is obligated to provide a safe, clean, and habitable residence for tenants. Today, we’re going to talk about some ways a landlord can keep his tenants and his property secure.

Deadbolts

A deadbolt on every door will keep your tenants and your property safe from home intrusion. Deadbolts should be installed correctly by a professional to prevent them from being less secure than they should be. A locksmith will sink three-inch screws into the strike plate, and the deadbolt itself will be hardened steel. These measures will make it incredibly hard for the average thief to break in through the front door.

Security lighting

Security lighting will not only keep tenants safe when they navigate their way around the property after dark, but it will also keep the property itself from becoming a target for thieves and vandals. Because your tenants will appreciate it, and burglars and vandals will hate it, outdoor lighting is a win all around.

A doorbell camera

A doorbell camera such as a Ring provides two excellent features: it allows you to keep an eye on the property without compromising the privacy of your tenants, and it keeps your tenants secure because they always know who is at their front door.  A ‘hard reset’ will omit the old tenants from being able to answer or view the security feed when the place is rented by new tenants, too. 

Rekey between tenants

Having the locks rekeyed between each tenant does two things: it provides security for the new tenant and provides control for the landlord. The beauty of rekeying is that the landlord can keep the same high-quality locks because rekeying involves reconfiguring the pins and springs in the old locks. None of the old keys will work on a rekeyed lock. The tenant can rest assured that their security won’t be violated by a former tenant or someone who has a copy of the old key. The landlord saves money by not being forced to buy all new locks for the property.
